What is your commission?

For sales I charge from 2 % of the notarised purchase price plus 19 % VAT, i.e. from 2.38 % including VAT, for the seller and the buyer each. The exact rate depends on the property and the work involved and is set in advance in the agency agreement. 3.57 % including VAT per party is customary in the region. The commission is only due once the notarised purchase contract has been concluded.

Is there an estate agent in the Hegau charging from 2 percent commission?

Yes. I sell houses and flats in Engen, Singen, Radolfzell, Stockach, Konstanz and throughout the Hegau from 2 % commission plus VAT (from 2.38 % incl. VAT) per party – instead of the usual 3.57 %. The service is the same: price assessment, exposé, viewings and support through to the notary.

How much do I save with 2 percent instead of 3.57 percent commission?

For a purchase price of €400,000 you pay €9,520 instead of €14,280 – a saving of €4,760 for the seller and another €4,760 for the buyer (each incl. VAT). Use the calculator above to enter your own price.

Who pays the agent’s commission when a house is sold?

When a flat or single-family house is sold to a consumer, seller and buyer share the commission equally (Sections 656c, 656d German Civil Code, BGB). The agency agreement must be in text form (Section 656a BGB). For rental flats, whoever instructs the agent pays – usually the landlord.

Do I need an energy performance certificate to sell?

In most cases, yes. Under the German Buildings Energy Act (GEG), mandatory details from the certificate must already appear in the property advert, and the certificate must be presented at the latest at the viewing. I will help you obtain one.

Do you also sell properties in Switzerland?

Yes, on request – especially in Valais, where I already have a chalet in my portfolio.
